Abodu Junior ADU Conversion: The San Francisco Owner’s Guide
We stock and install Abodu-compatible junior ADU conversion components across San Francisco, with most replacement jobs running between $900 and $3,400 depending on what failed and how far the damage spread. Most owners notice the problem the same way: a door that suddenly binds against its frame, a corner seam pulling away from the wall, or a soft spot in the paneling near the garden-side wall where morning fog settles. If you’ve got an Abodu unit that’s showing its age, the fix usually comes down to one specific conversion component, not the whole structure. That’s the good news, and it’s what this page walks through.
Which Abodu Models This Applies To
Abodu’s junior ADU line in Northern California covers the Studio and One-Bedroom configurations built after 2019, along with a small number of pre-2019 prototypes that came through the Bay Area before the company shifted manufacturing to its current panel system. The junior ADU conversion components we’re talking about here are the transition pieces: door thresholds, corner trim channels, sill plates where the prefab wall panels meet the foundation, and the interior reveal strips that cover panel joints. If your unit has a silver Abodu data plate (usually mounted inside the breaker panel door or on the lower-left corner of the entry jamb), note the serial prefix. Units starting with “SF” or “BY” use the current 2.5-inch reveal channel system. Older units with a “PR” prefix use a narrower 1.75-inch channel, and that matters because the wrong width will leave a visible gap even when installed correctly. For most replacements we recommend OEM-grade parts rather than generic big-box trim. The Abodu panel tolerances are tighter than standard framing, and generic corner stock leaves a seam that collects moisture in San Francisco’s damp-air months. We keep both widths on the truck, so there’s no second trip while we figure out which one you have.
Signs Your Abodu Junior ADU Conversion Is Failing
- Binding or dragging entry door. The door slab itself is rarely the problem. What happens is the threshold channel shifts as the foundation settles, and the door starts catching on the strike side. On Abodu units in the Sunset and Richmond districts, we see this within 3 to 5 years on sandy fill lots. The fix is resetting the threshold channel and re-shimming the jamb, not replacing the door.
- Visible gap opening at the panel corner. If you can see daylight or feel air moving where two exterior panels meet at a corner, the corner trim channel has pulled loose or the original sealant has failed. Left alone, water works into the wall cavity and you’re looking at a much bigger bill. San Francisco’s winter rain cycle makes this one time-sensitive.
- Soft spot or bubbling in lower wall panels. This usually traces back to a failed sill plate gasket where the Abodu panel sits on its foundation. Water wicks upward and the panel starts to delaminate from the bottom edge. By the time you can push a thumb into it, the damaged panel section needs to be cut out and replaced, not just sealed.
- Interior reveal strips popping loose. The strips that cover the vertical seams between wall panels expand and contract with temperature swings. In a San Francisco ADU without climate control running every day, the original adhesive fails in about 4 to 6 years. The strips themselves are cheap. The labor to re-seat them properly is what you’re paying for.
- Drafts around the window pack. Abodu uses standard off-the-shelf window units, but the way they’re flashed into the panel wall is Abodu-specific. If you feel a draft around the window casing, the integrated flashing tape has likely failed. We re-flash using the same method Abodu specifies for factory replacements, which keeps the unit’s warranty intent intact.
Replacement Cost & What’s Included

In San Francisco, here’s the honest range by job type:
- Threshold channel reset: $180 to $425. Includes removal, re-leveling, new shims, new sealant, and door re-tuning. Most jobs take under two hours.
- Corner trim channel replacement (exterior): $350 to $800 per corner. Includes removing the old channel, inspecting for hidden panel damage, installing OEM-spec channel, and sealing with exterior-grade sealant rated for coastal humidity.
- Sill plate gasket replacement with panel repair: $900 to $1,900. This is the big one. We cut back the damaged panel section, replace the gasket, sister in new framing if needed, re-skin, and seal. The range depends on how far the moisture traveled before you caught it.
- Interior reveal strip re-seat (full unit): $400 to $750. Includes cleaning the channels, re-adhesive, and setting all strips with the correct gap tolerance.
Every quote is a written line-item price before we start work, so you know exactly what each piece costs. If we open a wall and find damage we couldn’t see from outside, we stop and show you before adding a dollar. That’s the written-price commitment under The Kingswell Guarantee, and it means no surprise change orders at the door.
DIY or Call Us?
What you can safely check: run your hand along the interior seams to feel for drafts, look for visible gaps at corners, and check the entry door by opening and closing it slowly. None of that risks anything. What we’d steer you away from: pulling exterior trim channels or sill plates yourself. The Abodu panel system holds fasteners under tension in some places, and a slipped pry bar can gouge the panel face or crack the reveal channel. We’ve repaired a few DIY attempts in San Francisco where the owner saved $200 and then spent $1,100 fixing the panel damage. If you’re not sure what you’re looking at, call (707) 760-0502 and describe what you see. We’ll tell you honestly if it’s worth a service visit or something you can monitor. Russ Delmar has been walking Abodu job sites in San Francisco long enough to know which symptoms mean “keep an eye on it” and which mean “get somebody out this month.”
FAQs

The original conversion components on an Abodu unit typically hold up for 6 to 9 years in San Francisco’s climate before something needs attention. That assumes the unit was properly set and sealed at installation. If the original crew cut corners on the sill gasket or used generic sealant, we see failures in as little as 3 years. The corner trim channels and thresholds wear first because they take the brunt of moisture and foot traffic. Interior reveal strips are the exception; they fail on a cosmetic timeline and don’t affect the structure. Call (707) 760-0502 if you’re seeing gaps or soft spots, and we’ll give you a straight read on what’s urgent and what can wait.
It depends on the component. Threshold channels can almost always be reset and re-sealed without replacement. Corner trim channels can sometimes be re-secured if the channel itself isn’t cracked. Sill plate gaskets and water-damaged panel sections cannot be meaningfully repaired; once water has wicked into the panel core, the only honest fix is cutting back to good material and replacing. We’ll always tell you which path applies to your unit before we recommend spending money.
Most jobs finish in one visit: threshold resets take about two hours, corner trim replacement runs 3 to 4 hours, and a sill plate gasket with panel repair is typically a full day. If we need to order a specific Abodu-spec component that isn’t on the truck, we’ll tell you the lead time before you commit to anything. Our schedule isn’t built on making you wait; it’s built on showing up when we say we will.
We stock the common Abodu replacement components on our trucks: both reveal channel widths, threshold channels, corner trim stock, sill plate gaskets, and the sealants we use on the exterior work. For anything unusual, we order from the same suppliers Abodu uses for factory replacements, which keeps your unit compatible and your warranty intent intact. We’re an independent San Francisco service provider, not affiliated with Abodu itself, but we work with their systems every week alongside other brands like Cover and Dvele.
