Boxabl Garage Conversion ADU: The San Francisco Owner’s Guide
If your Boxabl garage conversion in San Francisco has a failed folding wall panel, a leaking roof cassette seal, or a door cassette that won’t latch square, we stock the replacement parts and install them typically within one to three business days. Most Boxabl-compatible garage conversion ADU part replacements run between $350 and $1,850 installed in San Francisco, depending on which cassette or seal has failed. The usual first sign is a wall panel that binds when you fold it, or daylight showing through a corner seam that used to sit tight. Owners often notice it after the first heavy winter rain, when the building’s expansion joints flex and a tired gasket finally gives up.
We’re Lodgewick ADU San Francisco, an independent service provider – we’re not affiliated with Boxabl, but we work on their garage conversion and accessory dwelling unit components regularly. Russ Delmar and our crew have been fixing and finishing ADUs across San Francisco since well before prefab cassettes became a common sight in Noe Valley and the Sunset. A lodge, the way we see it, is a small house on a larger property – which is exactly what a Boxabl on your lot is.
Which Boxabl Models This Applies To

Boxabl’s garage conversion and ADU line shares a common dimensional cassette system, so the parts we’re describing here apply to the standard Casita 375, the larger Boxabl 20×20 accessory dwelling unit, and the garage conversion kits that reuse the same corner-lock and gasket hardware. The trick is identifying your generation. Early production units – roughly 2020 through 2022 – used a 3mm butyl-backed seam gasket with a snap-in vinyl trim. Later units switched to a 4mm EPDM bulb gasket with an aluminum retainer channel. They are not interchangeable, and installing the early gasket into a later channel leaves a gap you’ll feel as a draft along the floor seam. The quickest way to confirm is to pull a corner of the interior trim and measure the channel opening: 5mm means the early gasket, 7mm means the later one.
For the folding wall panels, the hinge block is a cast aluminum piece with a 12mm pin. Aftermarket equivalents exist, but we’ve seen cheap castings crack within a year of San Francisco’s fog-and-sun cycle. We stock OEM Boxabl hinge blocks and the better aftermarket option from the same supplier network the factory uses. For door cassettes, latch alignment is the first thing to drift as the building settles on its pad foundation. In San Francisco, where lots slope and soil shifts, we re-shim door cassettes far more often than we replace them outright.
Signs Your Boxabl Garage Conversion ADU Is Failing
- Corner seams showing daylight or water staining. The gasket has either compressed past recovery or was never seated fully during the original set. Once water wicks into the wall cassette, the rigid foam core starts holding moisture, and you’ll see staining at the interior joint within weeks.
- Folding wall panel binds or scrapes when opened. Almost always a hinge block wearing unevenly or a floor track that’s drifted as the pad settled. San Francisco’s expansive clay soils in neighborhoods like Glen Park and Bernal Heights make this more common than the factory expects.
- Door cassette won’t latch square or rubs at the strike plate. This is a shim and alignment issue, not a latch failure in most cases. We correct the opening with composite shims and reset the strike rather than throwing a new latch at the problem.
- Roof cassette edge seal lifting or peeling away. Sun exposure on a flat or near-flat roof breaks down adhesive and dries out the butyl. Once it lifts, capillary action pulls water sideways into the roof seam. In San Francisco’s wet winters, this one spreads fast.
- Musty smell that comes and goes after rain. Water is getting into a wall or roof cassette somewhere and not drying out. By the time you smell it, the foam core has been wet long enough to matter. We find this most often in garage conversions built tight against a shared wall where airflow is poor.
Replacement Cost & What’s Included

What you’ll pay for a Boxabl garage conversion ADU part replacement in San Francisco depends on what failed and how accessible it is. Here’s what we typically see:
- Seam gasket replacement (single corner to full perimeter): $350 to $950 installed, depending on linear footage and whether we’re pulling interior trim to access the channel.
- Hinge block replacement (per panel, including shim and realignment): $175 to $300 per hinge, most jobs needing two to four hinges.
- Door cassette re-shim and latch realignment: $400 to $700, including composite shims and strike plate reset.
- Roof cassette edge seal removal and replacement: $850 to $1,850, depending on roof access and how much degraded sealant needs to be cleaned off before laying new material.
Every one of those numbers is a written price before we start work, not a “we’ll see what we find” number. That’s the Kingswell Way, and it’s the same on a small gasket job as it is on a full garage conversion. We also back the work with the 365-Day Done Right Promise: if the repair fails within a year, we come back and make it right at no charge. That’s in writing on every job.
DIY or Call Us?
You can safely replace the snap-in vinyl trim and visually inspect your gaskets without any special tools. Pull the trim off a corner, check the channel fits the gasket fully, and look for pinched or flattened sections. That’s a fair Saturday-morning job and it’ll tell you whether you’re dealing with a worn gasket or something structural. What you shouldn’t do is pull a hinge pin on a folding wall panel that’s under tension. Those panels are heavy, the pin holds the panel’s weight when it’s partially opened, and once that pin is out the panel can shift fast enough to crush fingers or throw a shoulder. We’ve been called to more than one garage in the Richmond where a homeowner got the pin halfway out and the panel dropped. If the hinge is the problem, call us at (707) 760-0502. If it’s a compression gasket or a door latch, you might save yourself the service call – but we’ll still quote it free if you want our eyes on it.
FAQs

Seam gaskets in San Francisco’s climate typically last six to ten years before they compress or degrade enough to need replacement, with roof-facing gaskets wearing faster than wall seams because of direct UV exposure and the city’s fog-rain-fog cycle. Hinge blocks last much longer – ten years or more – unless the pad foundation settles unevenly, which accelerates wear on the ball-and-socket face.
Sometimes, but not in a way that lasts. Patching a butyl gasket with sealant buys a season at best, and in San Francisco’s wet winters, “temporary” leaks become interior damage quickly. The honest fix is pulling the old gasket, cleaning the channel, and laying a new run. Call (707) 760-0502 and we’ll tell you if yours is a candidate for a spot repair or a full replacement.
Most single-part replacements – one hinge, one door cassette alignment, one wall seam – are done in half a day. A full roof edge seal replacement on a garage conversion typically takes a full day, including cleaning the old sealant off the aluminum edge before laying the new material.
We stock the common failure items on the truck: seam gaskets in both the 3mm and 4mm profiles, hinge blocks with 12mm pins, latch assemblies, and composite shim stock. We also keep parts on hand for other ADU brands we service, including Abodu, Cover, and Dvele. If we don’t have it, we’ll have it within a week and we’ll write that timeline into your estimate.
If your Boxabl garage conversion ADU has a failed part and you want a written price before anyone picks up a tool, call us at (707) 760-0502. We’ll schedule a time to look at it, give you a straight answer on what it costs, and put it in writing. Tell me what the space needs to do, and we’ll figure out how to build it right.
